A sprawling 2.2-acre “luxury compound” known for hosting galas has sold for $13.85 million, more than three times what the sellers paid for the property in 2020
The buyers, a local businessman and his wife, were attracted to the size of the estate at 31922 Paseo Monte Vista, which features six bedrooms and nine bathrooms across six buildings totaling 10,500 square feet, Kyle Shutts, a realtor at Arbor Real Estate, told the Business Journal.
“It’s a super special, one-of-a-kind place,” Shutts said. “Everywhere you look, everywhere your eye lands, there is something incredible. It’s a piece of art, furniture, some architectural flourish, just something. There’s not a single part of the property that was neglected in terms of aesthetics. It’s very old-school, very classic elegance.”

The property is just over a mile
The property is just over a mile from the Los Rios Street Historic District and Mission San Juan Capistrano.
Unlike other luxury homes around Orange County, this property offered something special.
“Privacy,” Ward told the Business Journal. “When you’re inside those gates, you are in another world. I think it also speaks to the person who lives there. I’d say it’s almost unpretentious. It’s not showy…You’re kind of in another world. It’s like you’re in Montecito. You’re just private.”
Ward said her clients bought the property for $4.3 million in December 2020 and spent the next few years rebuilding and renovating it.
Shutts said the house was in poor condition before the renovations.

“It was pretty neglected, and it was completely redone inside, outside and then all of the grounds,” he said. “It was a labor of love.”
The original home was built in the 1960s, but the owners fully renovated the main house and kept some original features, like the oval windows and doors.
The 6,900-square-foot main house was completed in 2024, Ward said.
Ward said her client personally managed much of the property’s design.
“She really curated the space and was intentional about not only the upgrades but how it was furnished,” Ward said.

Ward said the owners were active in the community and hosted fundraisers and galas for more than 300 guests.

The owners moved to the East Coast, which made selling the home “a little bittersweet,” she said.
The estate first listed for $15 million in January and sold in June for $13.85 million, about $1,319 per square foot.
Ward, who took over the listing in April, said several bidders were interested.
During a broker’s open house, she commissioned a hand-drawn map to help buyers explore the large property, showing its buildings and features, like the koi pond and an antique theater door.
“The storytelling behind this property required a very deliberate, methodical approach,” Ward said.
